Welcome to this incredibly charming townhouse located next to the Santa Maria church and Fortolezza in Velez Malaga.

This is a quiet area with mainly Spaniards, but also some English and Swedes as your closest neighbors.

The house consists of three floors with a total of approx.  140 sqm divided into 50-50-40 sqm.

FIRST FLOOR

Beautiful double doors open up the home and a few steps take you into the house between the kitchen and living room in an open plan.  The kitchen is modernly renovated and with many beautiful details.  An American fridge, modern oven, kitchen pots hanging from the ceiling and beautiful wooden shutters by the windows add a lovely character to the kitchen.  The living room has room for two sofas and a bookcase along the entire wall.

Further into the first floor, you will find a beautiful dining room with a serving hatch leading into the kitchen, as well as a bedroom with built-in wardrobes and an ensuite bathroom with shower.

The patio outside houses another bathroom with shower and stairs to the next floor.  There is also a storage room here.

AC is available as well as an electric stove.

SECOND FLOOR

Via a staircase through the patio you reach the next floor.  The walls upstairs are stone covered and have lots of beautiful details.

Current owners call this floor the "studio".  The second bedroom is located on this floor along with a kitchen with fridge and another bathroom with shower.  The floor is glazed so approx.  2x5 meters is behind glass and approx.  1.5x5 meters is the outdoor terrace.  An AC serves the entire floor (heating and cooling).  Outside the studio is a lounge area with a sofa bed,

THIRD FLOOR

A spiral staircase leads up to the top floor.  Here there is a dining table, sofa and a barbecue area, with the option of grilling with gas or coal, as well as a regular stove.  There is a sink as well as a toilet and a storage room.  There is shower available on this floor for the hot summer days.  Everything is glazed with the possibility to open up.  A wonderful area to dine and enjoy the beautiful view of the city and the sea.

An AC serves the entire floor (heating and cooling).

Alarm and internet (fiber) are installed and can be taken over.

The house is sold furnished with the exception of some paintings, ornaments and the dining room table + chairs (floor 1)

Velez-Malaga has a genuine Spanish character and in the almost hidden historic center you find lots of charm and old buildings.  The heart of the historic center, between Plaza San Francisco and Plaza de la Constitucion, is full of history and characterful buildings.  The fort and churches rise above the city in a mix of styles such as Moorish, Mudejar, Baroque and Renaissance.  Some of the oldest buildings in the historic center have roots from the Moorish era and families have lived in the houses for many generations.

Velez-Málaga's historic district is easy to walk around, which is the best way to get around as many streets are narrow and difficult to access by car.  Walking from the fort down to the Plaza de la Constitucion gives you a historical experience of the city.  The coastal town of Torre del Mar with its promenade, shops and restaurants can be reached in just 10 minutes, while Nerja and the mountain village of Frigiliana are less than 3 kilometers away.
